Defectly is a property defect management platform that helps property owners, landlords, tenants, builders, and contractors track and resolve property issues. It provides structured defect reporting, contractor coordination, and a complete audit trail from report to resolution.
Defectly is designed for anyone involved in property maintenance and defect resolution. This includes homeowners, tenants and renters, private landlords, property managers, builders and developers, and contractors across all trades.
Defectly offers a free Solo plan for individual property owners with one property. The Growth plan starts at £49 per month for up to 10 properties, and the Scale plan is custom-priced for larger portfolios. All paid plans include a 14-day free trial.
No. Defectly is a web-based platform that works in any modern browser on desktop and mobile. There is nothing to download or install.
Yes. Defectly uses industry-standard security practices including encrypted connections, secure data storage, and role-based access controls. Your property data is private and only visible to people you have invited.

For Property Owners & Landlords

You invite tenants as team members on your property. They can then log defects directly into Defectly with descriptions, photos, and categories. You receive a notification when a new defect is reported.
Yes. The Growth plan supports up to 10 properties, and the Scale plan supports up to 50. You can also purchase additional property slots as add-ons.
Defectly includes a contractor directory where you can search by trade, location, and customer rating. You can view accreditations, read reviews, and assign work or request quotes directly from any defect.
Yes. Growth and Scale plans include PDF export functionality. You can generate reports for individual defects, properties, or your entire portfolio.

For Contractors

Property managers can find you through the contractor directory and assign work directly, or you can browse the public defects board for available opportunities. You can also receive quote requests for defects matching your trade and location.
No. Contractors can use Defectly for free to receive assignments, communicate with property managers, and manage their work. An optional premium subscription provides enhanced visibility, a verified badge, and priority directory placement.
After you complete an assignment, the property manager can leave a review rating your work. You can respond to reviews publicly. Your average rating and review count are displayed on your contractor profile.
You can verify your contractor profile through email verification, DNS verification, or manual document review. Verified contractors display a badge on their profile and are prioritised in directory searches.

For Builders & Developers

Yes. Defectly supports development-level management where you can track defects across all units in a development. See defect volumes, resolution rates, and outstanding issues at a glance.
Yes. Buyers can be invited to report defects on their property. They submit structured reports with photos and descriptions, which you receive and can assign to your subcontractors for resolution.
Growth and Scale plans include warranty alert features that help you track which defects fall within warranty periods and manage warranty claims efficiently.
